ECO Window Systems Construction in Keller, TX | Sawyer Remodel Fort Worth

We provide independent ECO Window Systems construction service across Keller, and the one thing that separates our work here is knowing how Keller’s clay-heavy soils load and rack window frames over time. We’ve installed and repaired ECO windows in Keller for over 15 years, from original 1980s frames to the current thermally broken series, so we understand how their hardware, seals, and drainage behave on slab-on-grade homes with expansive clay underneath. If you need a sash rebuilt, a glass pack swapped, or a full-frame replacement, call (682) 841-6652 and we’ll put a written price in your hands before any work starts.

Why Keller Residents Choose Us for ECO Window Systems Service

We’re not a manufacturer-authorized service center, and we won’t pretend to be. Sawyer Remodel Fort Worth is an independent ECO Window Systems service provider, which means we make repair-or-replace calls based on what the frame actually needs, not what a corporate warranty script tells us to say. Luca Romano, our owner, learned the trade hands-on at Los Angeles Trade-Technical College and has spent two decades swinging hammers before building Sawyer around one rule: do the job the way you’d want it done in your own house. That rule matters when you’re looking at a 1989 ECO 3000 double-hung with a sagging sash and wondering whether to rebuild it or start over. We’ll tell you the truth, even when the truth is that replacement costs less than chasing parts. Every Keller job runs under The Relay Visibility Guarantee: written price before work starts, live arrival time, photo updates before and after, and a 365-Day Done Right Promise on the work we do.

Common ECO Window Systems Construction Problems We Solve in Keller

  • Sash sag on ECO 3000 double-hungs. Keller’s expansive clay soils shrink during dry summers and swell after rain, and that movement racks window frames out of square over time. The lower sash on an ECO 3000 will drop on one side, the lock won’t engage, and drafts start showing up in the hall bath. We rebuild the balances with OEM block-and-tackle kits and reset the rough opening with composite shims when the footer has settled.
  • Failed corner seals on ECO 5000 casements. Keller’s temperature swings from hot, humid summer afternoons to cooler winter nights put stress on the welded corners and glass seals on 5000 series casements. We see fogging between panes and small stress cracks at the lower corners. When the frame is still square, we can replace the glass pack without pulling the whole unit.
  • Weep hole blockage on ECO 7000 sliding patio doors. Dry spells in Keller kick up dust and debris that clog the weep holes on 7000 sliding doors, and then water backs up inside the sill track. Over time that turns into sill rot on the downhill side of the house. We clean the drainage channels and replace the sill cap when the rot hasn’t reached the subfloor.
  • Thermal stress cracks on ECO 9000 picture windows. Vaulted and cathedral ceilings in Keller’s newer custom homes shift slightly as the clay beneath the slab moves, and that loads the glass on large 9000 picture windows. We see hairline cracks starting at the edge and running inward. The fix is a new insulated glass unit cut to exact pocket dimensions, and we also check the rough opening for racking before we set it.
  • Mitered corner separation on the downhill side of 1980s and 1990s homes. We’ll get more into this below, but the short version: pre-2000 Keller subdivisions often have gutter downspouts dumping right at the foundation, and the frames on the downhill side pull apart at the corners. This is the most common full-frame replacement call we get in Keller.

ECO Window Systems Service in Keller: What Local Conditions Mean for Your Equipment

Here’s the Keller-specific fact that shapes more of our ECO window work than anything else: Keller’s 1980s and 1990s subdivisions around Bear Creek and Johnson Road were built before post-2000 code required positive drainage away from slabs, so gutter downspouts often dump right at the foundation. What that does is concentrate water at the slab edge on one side of the house, and Keller’s expansive clay swells on that side and shrinks on the dry side. The slab tilts a fraction of an inch. The window frames glued to that slab rack with it. We see ECO window frames on the downhill side of a house pulling apart at the mitered corners more often in Keller than anywhere else in the metro. That’s not a national warranty script talking. That’s fifteen years of pulling frames out of Keller homes and seeing the same pattern repeat. If your home sits downhill from its own downspouts and you have ECO windows from the 1980s or 1990s, check the lower corners of the frames on that side of the house. Corner separation wider than a paint stick means the frame has racked enough that parts alone won’t fix it.

ECO Window Systems Models & Products We Service in Keller

We work on the full ECO Window Systems line you’d find in Keller homes: the ECO 3000 Series double-hung, ECO 5000 Series casement, ECO 7000 Series sliding patio door, and ECO 9000 Series picture windows. For current production models, we source genuine ECO replacement sashes, balances, and weatherstripping when available. For discontinued 1980s and 1990s series, we use proven aftermarket vinyl extrusions and mill-certified glass cut to exact pocket dimensions. We stock common balance kits, interlock weatherstripping, and sill caps locally for faster Keller turnaround. If a frame is racked more than a quarter inch out of square or a sash has rotted through the bottom rail, we’ll tell you replacement is cheaper than chasing it with parts, and we’ll give you a written line-item quote for the full-frame swap before you commit. For more on what we do across the brand line, see our ECO Window Systems sales & service page.

ECO Window Systems Service Pricing in Keller

You shouldn’t have to call just to know if a repair is in your ballpark. Here are the numbers for the most common ECO jobs we do in Keller:

Service Price Range
ECO 3000 double-hung sash rebuild (per window) $400 – $900
Full-frame replacement for ECO 3000 with new construction nail fin $4,500 – $15,000
Impact window upgrade for existing ECO 7000 sliding patio door $8,000 – $25,000

What drives the spread: whether the frame can be saved or has to come out, how many windows are involved, and whether we’re pulling permits (we do, when Keller requires them). A free estimate from us includes a written line-item price, not a rough verbal. Call (682) 841-6652 and we’ll walk the house with you.

FAQs – ECO Window Systems Construction in Keller

The seal between the glass panes on my ECO 9000 picture window is fogged but the frame is still square. Can Sawyer Remodel replace just the glass pack?

Yes. If the frame and rough opening are still square, we can replace just the insulated glass unit on an ECO 9000 without pulling the whole window. We order a mill-certified glass pack cut to the exact pocket dimensions, remove the old glazing bead, set the new unit, and re-seal the perimeter. It’s a one-day job in most cases. Call (682) 841-6652 for a written quote.

Do I need a permit in Keller to swap out my original ECO 3000 double-hungs for impact-rated ECO 5000 casements?

Generally yes, if you’re changing the opening size or cutting into exterior walls. A like-for-like sash swap usually doesn’t require one, but a full-frame replacement with a new construction nail fin typically does. We pull the permits ourselves, name ourselves as the contractor of record, and the inspection gets scheduled by us. You’ll never chase a permit with us. Call (682) 841-6652 and we’ll tell you exactly what your project triggers.

Will an aftermarket sash balance work as well as the OEM ECO part in my 1980s Keller tract home, or should I pay more for genuine ECO hardware?

For current production ECO windows, we use genuine OEM balances because the tolerances match and the warranty still applies. For the discontinued 1980s and 1990s series, genuine ECO balances often aren’t available anymore, and a quality aftermarket block-and-tackle kit will do the job if it’s sized correctly to the sash weight and pocket depth. We’ll tell you which applies to your windows and quote both options when both exist. Call (682) 841-6652 for a straight answer on your specific frame.

My ECO 7000 sliding patio door is hard to slide only in July and August, then it works fine in winter. Is that because of Keller’s clay soil?

Partially, yes. Keller’s clay shrinks during the dry summer months and the slab settles a fraction, which can shift the door frame enough to bind the rollers. But the more common summer culprit is that the track collects dust and grit during dry spells, and the rollers grind through it. We clean and re-lube the rollers, adjust the height, and check the frame for racking. If the door has started binding every summer, the frame may be telling us something about the slab underneath it. Call (682) 841-6652 and we’ll sort out which problem you actually have.

Some of my ECO 5000 casement windows have small stress cracks at the lower corner of the glass. Are they covered by a warranty?

Stress cracks at the glass corners usually aren’t covered, because ECO and most manufacturers treat them as a structural or installation issue, not a defect in the glass itself. If the crack starts at the edge and runs inward from the corner, the frame has likely racked from slab movement. The real fix is making the frame square again. We’ll inspect the opening, tell you whether the frame can be re-shimmed or needs replacement, and give you a written price for the glass. Call (682) 841-6652 for a free estimate.
