CertainTeed Home Additions & ADU: The Fort Worth Owner’s Guide

CertainTeed home additions and ADU projects in Fort Worth typically run $45,000 – $130,000 installed, depending on square footage, foundation work, and finish level. We stock and install CertainTeed-compatible siding, roofing, and insulation products on every addition we frame, and we can usually start design within two weeks. Most owners realize they need help when the existing roofline won’t tie in cleanly, or when the city of Fort Worth flags the permit for missing energy calcs on the CertainTeed insulation spec.

Here’s what we see on the ground: a homeowner gets three bids, one comes in suspiciously low, and six months later they’re calling us to fix a roof tie-in that leaks every time a Texas thunderstorm rolls through. Luca Romano has walked too many of those jobs to count. The CertainTeed product matters, but the installation details matter more. That’s why we put everything in writing before we cut the first board.

Which CertainTeed Models This Applies To

A single-story rear room addition with tall windows and a new patio

CertainTeed doesn’t make a single “home addition” product. What you’re really dealing with is a system: CertainTeed Landmark or Presidential shingles on the roof, CertainTeed vinyl or polymer siding on the walls, and CertainTeed InsulSafe or OPTIMA insulation in the cavities. Each series has different exposure widths and nailing patterns, and putting Landmark shingles on a low-slope addition that needed Flintlastic is a leak waiting to happen.

The compatibility gotcha most owners miss: CertainTeed vinyl siding codes aren’t interchangeable across series. Monogram, Cedar Impressions, and Restoration Millwork all use different lock profiles and corner post depths. If your existing house has Monogram 4.5″ clapboard, you can’t seamlessly tie in with Cedar Impressions 7″ shake without a visible transition channel. That’s fine if you’re doing a full re-side, but for an addition that matches the existing house, the series has to be exact.

Aftermarket equivalents exist for trim and accessories, but we default to OEM CertainTeed for anything on the roof or exterior envelope. The warranty math is simple: CertainTeed backs the product, we back the install in writing. Mixing aftermarket flashing with CertainTeed shingles voids the material warranty in some cases, and in Fort Worth’s hail country, you don’t want a voided roof warranty.

Signs Your CertainTeed Home Additions & ADU Is Failing

  • Water staining at the roofline tie-in. This is the number-one failure we see. The original builder didn’t install step flashing correctly where the addition roof meets the existing wall, and now every storm pushes water behind the CertainTeed siding. The stain is the symptom; the missing or inverted flashing is the cause.
  • Wavy or buckling CertainTeed siding on one wall. Vinyl and polymer siding expand and contract with Fort Worth’s temperature swings. If the installer nailed it tight instead of leaving room for movement, you get oil-canning by August. The panels aren’t defective. The install was.
  • Cracks where the addition foundation meets the original slab. North Texas clay soil expands and contracts more than almost anywhere in the country. Hairline cracks are normal in the first year. Cracks wider than a quarter, or any crack that’s growing season over season, means the foundation wasn’t engineered for Fort Worth’s soil movement, and everything above it will start to bind: doors, windows, drywall seams.
  • Insulation that isn’t holding temperature in the new space. If the addition runs 8 degrees hotter than the rest of the house in July, someone skimped on CertainTeed InsulSafe coverage or skipped air sealing at the top plates. The fix usually means opening drywall, which is why we insist on photo documentation of insulation before any wall is closed up.
  • Roof shingles lifting at the ridge after 3 – 5 years. CertainTeed Landmark shingles are rated for 130 mph wind when installed to spec. If they’re lifting at year four, the nails were overdriven or placed outside the nail strip. Fort Worth sees enough straight-line winds that a lifted ridge becomes a full tear-off within one season.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

For Fort Worth, a full home addition lands between $45,000 and $130,000. An ADU runs higher because you’re adding a full kitchen, bath, and separate utility service, which pushes you into the $90,000 to $220,000 range. Garage conversions sit between $30,000 and $80,000 depending on whether the slab and framing are salvageable. These numbers include permits, materials, labor, and our written price guarantee, not just a bare-bones shell.

What drives the price:

  • Square footage and roofline complexity. A simple shed roof costs less to tie in than a hip roof with valleys. Every valley is a potential leak, and we’d rather spend money on ice-and-water shield now than a callback later.
  • Foundation work. Fort Worth’s clay soil means some additions need piers or a beefed-up slab. We won’t know until the soil report comes back, but we’ll tell you that before we start, not after the concrete truck is booked.
  • CertainTeed product series. Cedar Impressions shake costs more per square than Monogram clapboard. Presidential shingles cost more than Landmark. We give you the line-item difference in writing so you choose, not guess.
  • Finishes and fixtures. The same 400-square-foot addition can swing $30,000 based on whether you pick stock trim or Restoration Millwork, builder-grade plumbing or Kohler and Moen, laminate or Cambria countertops.

Every estimate from Sawyer Remodel Fort Worth is a written line-item price. Not a range on a napkin. The number you approve is the number on the invoice, unless you change the scope. Our 365-Day Done Right Promise backs the workmanship for a full year after close-out. If it’s not done right, we make it right.

DIY or Call Us?

There’s a line between what’s sensible to check and what’s dangerous to touch. You can safely inspect your own addition for signs we listed above: water stains, buckling siding, foundation cracks. You can check that your CertainTeed shingles look intact after a hail storm. What you shouldn’t do is get on a ladder and start pulling roofing or siding to investigate. Fort Worth roofs after rain are slick, and a fall from gutter height is a life-changing injury, not a weekend project.

Framing, roofing, and exterior work on an addition or ADU is not a DIY job. You’re dealing with structural loads, code inspections, and manufacturer warranty requirements. Get it wrong and you’ve spent $45,000 to build a problem. Call (682) 841-6652 and we’ll do a walkthrough, tell you straight what’s salvageable, what’s not, and what the fix costs in writing. Luca still does the walkthroughs himself.
