CGI Windows & Doors: The Fort Worth Owner’s Guide
We stock, price, and install CGI-compatible window and door parts across Fort Worth, with most replacement hardware and weatherseal jobs running between $250 and $1,800 installed depending on the component and your model line. If your CGI window won’t latch, your door drags against the frame, or the rollers sound like gravel every time you open it, you usually have one of three problems: worn hardware, failed weatherstripping, or a frame that’s shifted out of square from Texas clay soil movement. Owners typically discover the issue when they can’t lock a window before leaving town, or when the July electric bill climbs because a door seal gave up.
One thing to be clear about up front: Sawyer Remodel Fort Worth is an independent service provider. We’re not affiliated with CGI, we’re not a factory warranty center, and we won’t pretend to be. What we are is a Fort Worth general contractor that’s been pulling CGI units out of sun-baked openings since 2005, matching parts by hand, and getting them back to closing tight. Fort Worth heat and the freeze-thaw cycle we get every January do specific things to aluminum frames and rubber seals. We’ve seen all of them.
Which CGI Models This Applies To

CGI manufactures impact-rated windows and doors primarily for coastal and high-wind markets, but plenty of Fort Worth homes have them because owners wanted the security, the sound deadening, or they bought a house where the previous owner went heavy on storm-rated specs. The most common CGI lines we see in Fort Worth are the Estate Collection, the Sentinel series, and the Tribute line for doors. Each series uses different hardware offsets and roller profiles, and that’s where the compatibility gotcha lives.
Here’s the checkable specific most homeowners miss: CGI stamps the frame with a series code and impact rating on the head of the frame, top edge, or the hinge-side jamb. On double-hung windows, you’ll find it on the top of the upper sash when you tilt it in. On doors, look on the hinge barrel or the top rail. The label gives you the series name, the glass type, and the manufacturing date. Without that label information, you’re guessing, and guessing on a CGI unit usually means you buy a roller that’s 1/8-inch too narrow and it binds inside the track. We match parts by series first, by measurements second, and we never order a part until we’ve seen the label or confirmed the measurement ourselves.
On the OEM versus aftermarket question: CGI OEM hardware is solid but priced like it flew first class from Miami. For rollers, keepers, and sweep seals, there are quality aftermarket matches that fit correctly and last just as long in Texas weather. For multi-point lock mechanisms and hinge components, we recommend staying OEM because the tolerance stacking on impact-rated doors is tight, and a slightly-off aftermarket lock can leave you fighting the door daily.

Signs Your CGI Windows & Doors Is Failing
Here’s what we see on CGI units in Fort Worth, symptom first, cause second:
- The window won’t lock, or the lock requires two hands and a prayer. The keeper plate has drifted out of alignment, or the lock pawl has worn down from years of forced engagement. On Sentinel double-hungs, the tilt-latch springs are usually the first casualty.
- The door scrapes the threshold at the latch side. The door slab has sagged because hinge screws have wallowed out, or the bottom sweep has swollen from our humid summers and added friction. This one gets worse in June and nobody notices until November.
- You can feel a draft at the meeting rail, or light bleeds through the seam. The compression weatherstripping inside the frame channel has flat-spotted. Fort Worth heat bakes the rubber over three to five summers and it loses rebound. Once it’s flat, it never recovers.
- The window sticks halfway up and then drops when you let go. The spiral balances or block-and-tackle assemblies have failed. On impact-rated glass, the sash is heavier than standard, so a worn balance is more dangerous when it lets go, not less.
- Condensation between the panes, or the glass is fogging. The insulated glass unit’s seal has failed. That’s not a part fix, it’s a glass unit replacement, and it needs to be ordered as an impact-rated IGU if the original was impact-rated. You can’t swap in standard glass on an impact-rated frame without voiding the point of having it.
Two of these, the balance assemblies and the hinge work, can pinch fingers or drop a heavy sash on someone’s hand. When we say don’t wrestle a stuck CGI window, we mean it. The impact glass adds real weight.

AfterReplacement Cost & What’s Included

In Fort Worth, the parts we handle most often fall into a few clear price bands. Roller and hardware replacement on CGI doors runs $250 to $600 per door. Weatherstripping and seal replacement on windows runs $180 to $450 per window. Balance assembly replacement runs $300 to $700 per sash. Multi-point lock replacement runs $500 to $1,200. Full insulated glass unit replacement on an impact-rated CGI window runs $800 to $1,800 per unit, and if you’re looking at replacing the entire window, that’s a different conversation: impact window installation in Fort Worth typically lands between $800 and $1,500 per opening for labor and basic materials, with full new impact units running $8,000 to $25,000 for a whole-home job.
Every quote we give for CGI parts is written before we start. You get the part price, the labor price, the waste fee if one applies, and that number is the number. We don’t add a change order because a screw snapped inside the jamb, which happens more than you’d think on 15-year-old aluminum. Luca Romano still does the walkthrough on parts jobs like this, because matching hardware is half the work and he’s got two decades of scar tissue to prove it. The 365-Day Done Right Promise covers our parts work: if the replacement fails within a year, we come back and make it right. That’s in writing, not in fine print.
DIY or Call Us?
There’s a clear line here. You can safely check the label on the frame to identify your series. You can note where the failure is happening, whether the sash is heavy on one side, whether the lock engages but won’t hold. You can clean the track. You can send us photos, and we’ll give you a straight answer by phone before we schedule anything.
What you should not do is attempt to remove a CGI sash with failed balances, pull a multi-point lock out of a door, or remove an impact-rated door slab from its hinges. The sash is heavy enough that a slipped balance can break a finger or a window. The multi-point lock is under compression at three separate points, and when the last screw comes out, the whole mechanism can bite. We’ve seen the aftermath of YouTube confidence. The work talks, we just back it up. Call (682) 841-6652 and we’ll match the part, write the price, and install it right the first time.
FAQs

In Fort Worth’s climate, you can reasonably expect 15 to 20 years from the frame and hardware on an impact-rated CGI unit before components start failing, with seals going flat around the five to seven-year mark. Heat and UV exposure accelerate rubber breakdown faster than coastal salt air does, so keep an eye on weatherstripping first. If a part is giving out before year ten, call (682) 841-6652 and we’ll tell you if it’s a repair or a replace situation, free.
Depends on the part. Weatherstripping, rollers, keepers, and sweep seals are replaceable and usually the fix. Balance assemblies and tilt-latches are replaceable too, though you’re replacing the whole assembly, not repairing the internals. A fogged IGU cannot be repaired, only replaced, because the seal is gone, not the glass. We’ll tell you which one you’re looking at and charge you the same either way. Call (682) 841-6652 for an exact answer on your unit.
Most single-part replacements on CGI windows and doors take 45 minutes to two hours once we’re on site. A full hardware set on a multi-point door lock is closer to two hours. We arrive with a written price, photo updates if you’re not home, and a digital invoice you can pay from your phone when the work’s finished.
We keep common CGI rollers, keepers, sweeps, and seals for the Estate and Sentinel lines on the truck, alongside hardware for other brands we service like KraftMaid cabinets and Cambria and Silestone surfaces. Odd size glass units and multi-point locks are special order and typically arrive in a week to ten days. When you call (682) 841-6652, we’ll tell you in the first conversation whether your part is on the truck or on order, and the written estimate covers both scenarios.
