Unilock Windows & Doors: The Fort Worth Owner’s Guide
If you have a Unilock window or door that’s fogged, binding, or won’t lock, we stock compatible hardware, rollers, hinges, and full replacement units in Fort Worth. Installed replacement typically runs $450 – $2,800 depending on the part and unit size. Most owners discover the failure the same way: a window suddenly drops when opened, a patio door grinds against its track, or condensation shows up between the glass panes that no amount of cleaning will remove.
We’re Sawyer Remodel Fort Worth, an independent service provider. We’re not affiliated with Unilock, but we’ve worked on enough of their products across Fort Worth to know exactly which parts fail first and what fits. Luca Romano still handles most Unilock repair walkthroughs himself, because identifying the exact series and generation matters more than any catalog number.
Which Unilock Models This Applies To

Unilock manufactures residential vinyl and aluminum windows and sliding patio doors across several series lines, and the parts differ more than people expect. The two most common lines we see in Fort Worth homes are the 7000 series sliding windows and the 8500 series patio doors. A latch from one will not seat correctly on the other, even when the profile looks identical from six feet away.
Here’s the compatibility gotcha that trips up most DIY attempts: Unilock changed their roller assembly design around 2012. Pre-2012 units use a 1-1/4″ steel roller with a riveted bracket. Post-2012 units switched to a 1-1/2″ nylon roller with a snap-in bracket. If you order a roller for the wrong generation, the door will sit too low or too high in the track and it will never close smoothly. The manufacturing date is stamped on a label inside the top channel of the door frame, or on the inside edge of the window sash itself.
When a customer brings us a part number or a photo, we can usually match it on the spot. OEM Unilock parts are still available for most series made after 2008. For older units, quality aftermarket equivalents often outperform the original, especially rollers and weatherstripping. We carry both and we’ll tell you honestly which one we’d put in our own house.

Signs Your Unilock Windows & Doors Is Failing
- Condensation or fog between the glass panes. The seal on the insulated glass unit (IGU) has failed. In Fort Worth’s summer heat, seal failure accelerates because the gas between panes expands and contracts violently. Once the seal goes, the window loses its insulating value and the fog is permanent until the glass is replaced.
- Sliding door grinds, skips, or feels like it’s dragging concrete. The roller bearings are worn or the roller wheel has flattened on one side. Texas dust works into the bearing housing and grinds the nylon down over time. You’ll hear it before you see it.
- Window drops suddenly when you open it. The spiral balance or block-and-tackle system has lost tension. This is the most common failure on Unilock double-hung windows in Fort Worth, especially on west-facing walls where afternoon heat cycles degrade the spring metal inside the balance.
- Lock won’t engage or the sash won’t seat flush. The keeper is worn or the sash has shifted slightly out of square. Sometimes it’s the lock itself, but more often the weatherstripping has compressed unevenly and the sash is sitting a fraction lower than it should.
- Drafts or visible daylight around the frame in winter. The weatherstripping has compressed or the sill gasket has cracked. Fort Worth might not get brutal winters, but north winds in January find every gap. If you can see light, air is moving through.

AfterReplacement Cost & What’s Included

Installed pricing in Fort Worth for Unilock parts and assemblies breaks down like this:
- Roller assembly (patio door, per panel): $120 – $280 installed
- Spiral balance (window, per side): $95 – $220 installed
- Lock and keeper set: $85 – $190 installed
- Weatherstripping kit (full door or window): $140 – $350 installed
- Insulated glass unit replacement (per sash): $350 – $800 installed
- Full window or patio door replacement: $450 – $2,800 installed depending on size and style
The range comes down to three things: the unit’s age, whether the part is OEM or aftermarket, and whether the frame itself has warped or only the hardware failed. Your written price from us covers the part, labor, and disposal of the old assembly. Every repair carries our 365-Day Done Right Promise in writing. If the part fails within a year of our repair, we come back and fix it at no charge. No argument.
You get that price before we touch a tool. That’s the Relay Standard as Luca built it: who is coming, when they arrive, what it costs, all confirmed before work starts.
DIY or Call Us?
You can safely check a few things yourself. Look for the label inside the top channel of your door or the inside edge of the sash. Take a photo of it. Note whether the roller wheel is visibly flattened. Test whether the sash seats evenly in the frame. That information helps us match the part before we arrive, and it saves you a service fee if the problem turns out to be simple.
What you shouldn’t attempt is removing a spiral balance or a tensioned patio door panel. A loaded spiral balance is under spring tension, and when it lets go, it can take fingers with it. The work talks. We just back it up. Carrying the proper release tools and knowing how the 2012 roller pivot difference works in practice is why we exist. If the repair is simple and you’re handy, we’ll tell you that too. If it’s not, call (682) 841-6652 and Luca or one of the crew will walk you through what we’re seeing.
FAQs

Most Unilock vinyl units last 20 to 30 years in Fort Worth, but the IGUs typically fail at 12 to 18 years under Texas sun exposure. Hardware like rollers and locks usually needs replacement around the 10 to 15 year mark, sooner if the unit faces west or has heavy daily use. If your unit is over 20 years old and two or more components are failing, a full replacement often costs less than repeated repairs.
Some can, some can’t. Rollers, locks, and weatherstripping are replaceable parts and we swap them routinely. A failed IGU seal cannot be repaired, only replaced. If the vinyl frame itself is cracked or warped, there’s no practical repair that will last. Call (682) 841-6652 and describe what you’re seeing. We’ll give you a straight answer on whether it’s worth repairing or replacing before we schedule anything.
Most roller, lock, and weatherstripping replacements take 45 minutes to two hours on site. A full IGU replacement usually takes one to two hours per sash. Full window or door replacement typically runs a half day to a full day depending on how many units we’re doing. We’ll give you a written time estimate with your quote.
We stock the most common Unilock-compatible rollers, locks, balances, and weatherstripping on our trucks for both pre-2012 and post-2012 series. Less common parts or full replacement units usually arrive within three to five business days. When we quote your repair, we’ll tell you upfront whether it’s same-visit or requires an order. You’ll know before we schedule the work.
If your Unilock window or patio door is giving you trouble in Fort Worth, don’t guess at the part number. Call (682) 841-6652 for a free estimate, or describe the problem and we’ll tell you what you’re likely looking at before we even set foot in the house. Written price, background-checked crew, and a year of accountability after the job. That’s how Sawyer runs every repair.
